What makes San Bruno unique and why is it a great place to buy a home?

San Bruno is a city that offers the perfect balance for a home buyer, especially for new home buyers looking for their starter home. The location, the downtown scene, and the weather are all high points that recommend it!

The location of San Bruno, between San Francisco and Silicon Valley, gives any home buyer a convenient compromise for those couples who may be working areas, as many couples in the area do. Also, getting to downtown San Francisco is faster from San Bruno than from the Sunset District of SF because of the easy access to the 101 and 280 freeways!

San Bruno is also very close to SFO and has a friendly business climate. The class “A” office spaces have attracted companies such as Walmart.com, YouTube and United Airlines! Lastly, the northern part of San Bruno is considered the “end of the fog line” meaning you will have more warm and sunny days while living in San Bruno, as compared to many parts of San Francisco.

All of these things and more make San Bruno an amazing city to live in and a great place to buy a home, raise a family and work!

Why should you hire a real estate agent when buying or selling a home, rather than trying to do it on your own?

This is one of those questions that is frequently asked, but despite the many great answers the attractiveness of saving some money I’m going to reiterate a few key points!

The first is, if your are a buyer, working with a buyers agent is always a good idea because they are someone who knows the area and will be able to find you the key things you’re looking for in a home. But, most of all, the commission of the agents is customarily paid by the seller so you don’t have to worry about the cost of working with the agent!

Sellers, since they do pay the commission of the agents need to hear these few key things agents do that increase your home sale! First, with the market the way it is and the excessive amount of ‘short sale’ and ‘foreclosure’ properties, you need to understand how to successfully price your home for your area.

These troubled properties have brought investors and opportunists out of the woodwork looking to “steal” a home. It’s hard for the buying public to recognize the difference between homes that are priced competitively and those that are put on the market at a steep discount to attract a lot of buyers. Those homes prices are then jacked up during the bidding process.

The main thing a seller needs to be sure of is that their home is priced competitively but not so competitively it is lumped into the same category as the troubled homes in the area. An agent also has the marketing skill to get your home in front of the right eyes, and show, negotiate, and close the transaction with the least amount of hassle to you!

How is the housing market in San Bruno these days?

The housing market in San Bruno is recovering in the same manner as the rest of the peninsula, thankfully! It’s still strong for selling homes that are in good condition with competitive prices. There are also still homes that need some cosmetic upgrades, if you’re looking for a mild fixer upper!

Essentially these homes have become “stale” on the market due to faulty marketing techniques which gives a buyer the opportunity to find some really attractive deals! It helps when you work with a local agent who knows the area and inventory and is willing to dig a little to find these deals!

How does a Realtor find homes to show me and how do I know they are not missing my dream home?

When you first start working with a Realtor, after you find out the amount of home you can afford, you’ll discuss what you’re looking for in a home. The Realtor can take that information and set you up with direct emails from their MLS system so that you can get new homes meeting your criteria sent straight to your inbox. You’ll know these homes are in your price range and have what you’re looking for—and since the system sends you all homes matching your criteria you know you won’t miss any!

This process also allows for discussion between the clients before spending their valuable time to go out and view homes. You can weed through houses you receive to find the ones that truly interest you!

Personally, after getting to know my clients better, I start looking through MLS for homes they might not originally think could be their dream home, but fit their requirements and style. I can then educate my clients on the different aspects of the home that may not have been in the MLS system for them to see and how those homes can truly be exactly what they need.
Good Realtors are actively searching through listings to find their client’s dream home, and the automated MLS emails allow the clients to be even more a part of the process. Between the client’s eyes and the Realtors, the best home for the client won’t be overlooked!

What is the market like in the San Bruno Area?

There is not one particular market within San Bruno. There are several difference neighborhoods that each have their own unique feel and different market conditions. Depending on if you’re looking to buy for your own use, investment, or fix and flip– there’s a neighborhood in San Bruno that will have what you’re looking for.

There are many thriving “move-up” neighborhoods that have a very nice micro-climate and attract many buyers. These listings tend to experiencing multiple offers, and a lot of interest. Acting fast in these neighborhoods is essential if you’re competing for a home and having your paperwork, including loan pre-approval in place will help you look even more attractive to the sellers.

Then, as there is everywhere nowadays, there are the neighborhoods that are saturated with short sales and foreclosures. These neighborhoods have a lot of charm and are excellent opportunities for investors and first time buyers. What makes San Bruno a great place to live?

Having grown-up in San Bruno, I’m admittedly a little biased as to the fantastic things offered by living here. But, there are a few things I think other people should know when looking for an area in The Peninsula to live.

It’s true what they say, it’s all about “LOCATION, LOCATION, LOCATION!” San Bruno is minutes to San Francisco, so commuting is not a big hassle. It’s close to the ocean so you can enjoy time on the beach and driving along the coast. And, it’s minutes to San Francisco Internation Airport so it’s easy for friends to visit or for you to jet-off to anywhere in the world!

San Bruno also has a very diverse population and offers affordable housing including condos, townhomes, and single family homes. The weather in the area is fantastic, the schools are stellar, and there are outstanding park and recreation areas around to enjoy the natural beauty that surrounds you. We also have great Senior Services in the area!

No matter what you’re looking for specifically, I’m sure there’s some part of San Bruno that can meet your needs. I was raised here, love the area, and love introducing new people to what my city has to offer!
